Working with ZINN - Choose your Phases and Service Levels
We offer a range of Service Levels to address the unique needs of each client. Below is shown what is included at the Basic, Standard, and Premium level for each phase included in this fee proposal. You will be prompted to select a Service Level below.
We are always happy to go over these services with you to answer any questions and assist with selecting the best option for your project.
pre design (PD)
This phase involves preliminary efforts to gather all information that will be needed to execute the project.

area reports: This service is typically used on larger projects where there may be a mix of spaces that can impact the profitability of the project. For example, a comparison of one and two bedroom apartments which may have different rental rates. | √ | ||
feasibility and due diligence reports: If there is a question about your property that needs to be answered before you proceed with design, feasibility/due diligence is a research effort to determine what regulations may come to bear on the use of the property and it's buildable area. | √ |
schematic design (SD)
During SD, we begin to put pen to paper to create loose floor plans in an effort to capture the goals of the project formally. Drawings are of a moderate level of detail to accurately vet various approaches while leaving some specifics and details for later development.

master planning: Even if you do not intend to execute the entire scope of a project, it is often helpful to come up with a Master Plan that charts a course for all work that may be desirable over the courses of several years or even decades. We include basic master planning services in our Standard and Premium proposals but if the effort is particularly complex, Master Planning can be a substantial part of the Scope of Work on its own. | √ |
design development (DD)
Once you approve a schematic direction, we begin working on the details and specifics to more fully describe the design and identify the technical challenges to achieving it.

3d fly-throughs: We do everything in 3D and are able to show you designs on the computer in the normal course of our work. If, however, you desire photo-realistic fly-through visuals to capture the design intent, we are able to produce such movies to showcase the project. | √ |
construction documents (CD)
During CDs, we supplement all the work that has been done to date with all the final information that a contractor will require to build the project and that the permitting officials will require to issue a permit.

bidder solicitation and administration: A set of accurate bids is encouraged by sticking to an orderly bid process with consistent information between all parties. We can administer this process for you. | √ | ||
bidder interviews: We encourage our Clients to meet the bidding contractors in-person to get a sense of their personality and how it would be to work with them. We can administer interviews and insert our own questions into this process if an added level of scrutiny is desired. | √ |
construction administration (CA)
Once you have selected a Contractor and start building, ZINN remains involved to ensure the quality of the work and to help clarify the design intent.
