Revamping Along the River - A Residential Remodel Story

Nestled along the picturesque Ortega River, this 1980s residence presented a unique design challenge: to transform a dated interior layout and capitalize on the home's enviable waterfront location. The existing structure was hampered by an awkwardly positioned lanai that obstructed the river views and segmented the interior into a series of cramped, disjointed spaces. A central bearing wall further exacerbated the issue, creating dark, uninviting living areas. Adding to the complexity, the home's attic – containing essential mechanical equipment – occupied valuable space above the kitchen and living areas.

Our design solution involved a bold structural intervention. Collaborating closely with a structural engineer, we devised a system of ridge beams and scissor trusses to eliminate the central bearing wall and dramatically raise the ceiling height. This not only opened up the living spaces but also created a sense of grandeur and spaciousness. Despite the main roof's off-center positioning, the new vaulted ceiling was strategically aligned to establish a pleasing longitudinal symmetry, seamlessly integrating the transformed spaces within the existing structure.

Further enhancing the home's connection to its surroundings, we introduced expansive sliding glass doors along the rear facade. These openings bathe the interior in natural light and provide a seamless transition to outdoor living areas, perfect for enjoying the waterfront setting. A redesigned entry foyer and a striking new front door assembly complete the transformation, creating a welcoming and elegant first impression.

The result is a stunning revitalization that celebrates the home's inherent potential. The once-confined living areas now flow effortlessly into one another, creating a harmonious and inviting space for cooking, dining, and entertaining. By strategically reimagining the home's structure and embracing the waterfront views, we have created a residence that is both modern and timeless, perfectly suited to its idyllic setting.
